Monday's DSAD List: The Rent is Too Damn High

Keeping up with today's values

A common thing we hear from parents or older folks is that everything is too expensive. My father recently commented on how costly his cleaning person has become. He lives alone and has trouble doing a good job cleaning, so it’s become necessary. But he hates paying the rates, so they come half as often as they should.

There’s a reason for this. He earned income in a different era. His entire sense of monetary value is based on what he used to make. When he worked, his income was much lower, so today’s prices feel outrageous when viewed through that lens. He doesn’t have a real sense of modern income or cash flow because he doesn’t have any yielding assets outside of his stock portfolio and bonds. I’m sure his financial advisor has done a good job, and his portfolio is likely growing faster than he’s spending, but that’s not how he sees it. If he were earning income at today’s rates or regularly selling assets, he’d have a better perspective. If he looked at his interest yields, he’d see they’re actually strong compared to five or ten years ago. But he doesn’t—he just sees a number. A number that, in reality, is enough to fund a great lifestyle for 30 more years—well past his expected lifespan—but all he sees are rising costs. It’s a common mindset among older people.

Which brings me to domain names. It’s important to reprice your domains to reflect current market values. What you paid is irrelevant. If you’ve held names for several years, their wholesale value has likely jumped significantly. Most domain investors replace inventory as it sells, and the cost to replace names today is much higher than it used to be. If you like using multiples, base them on today’s value, not your original cost. One of the biggest trends right now is people picking off underpriced names on Afternic from sellers who haven’t updated pricing. We know many domain investors don’t spend enough time repricing and leave names sitting at outdated levels. New trends emerge, and there are some “bargains” out there—even in the five-figure range—because those names are now worth six figures.

So this is your reminder to reprice. Keep an eye on comps so you understand how to price in today’s market. Our job is to sell names, not chase the moon every time, but don’t leave money on the table. You’ll want that cushion later when you start complaining about how expensive everything has gotten.
